Coqui Beach Rentals specializes in short-term rental management and consulting services, including fully integrated property management, platform co-hosting, and configuration of listings and business systems. We help property owners streamline their vacation rental operations by providing innovative solutions to their business operations.
Service Fulfillment Overview
Short-Term Rental Management
- Fully integrated management services are limited to certain property types and geographical areas within the Commonwealth of Puerto Rico.
- Properties are onboarded within timeframes stipulated in the signed management contract.
- Management fees vary (20 to 35%) and are stipulated in the signed management contract.
- Property owners must provide accurate property information, necessary documentation, and cover initial expenses, such as photography.
- Owners receive a monthly statement summarizing bookings, income, fees, and any reimbursable costs (host fees, emergency repairs, etc.)
- Rental income, minus management fees and reimbursable expenses, is disbursed monthly, typically within the first 10 business days of the following month.
Listing Management (Co-Hosting)
- Co-hosted properties are onboarded within 10–45 business days, or as otherwise specified in the co-hosting agreement.
- Co-hosting fees vary (10-20%) and are specified in the co-hosting agreement. Additional fees may apply based on the customer's selections.
- Listings are created and published on agreed-upon rental platforms within 30 days after onboarding completion unless otherwise stated.
- To optimize booking performance, listings may be regularly updated for pricing, descriptions, and availability. (depending on customer selection)
Configuration Services
- Configuration services (setup of listings, guest communications, guidebooks, and channel managers) are fulfilled within 10–45 business days or per the service agreement.
- Configuration fees are based on customer selection and stipulated in service agreement.
- Some configurations may require subscriptions to third-party software or applications, which are the responsibility of the customer.
Payments
- Payments are made through a third-party platform that uses HTTPS, complies with the PCI standards, and employs other security best practices.
- All prices, payments, and service fees are processed in U.S. Dollars (USD).
Cancellation and Refund Policies
- Management service contracts, including co-hosting, can be terminated by owners with 30 days' written notice, subject to the fulfillment of any active guest reservations.
- Cancellation and refund terms for configuration services are outlined individually in each service agreement.
Privacy Policy
All customer and guest information collected during service delivery is protected under Coqui Beach Rentals' Privacy Policy. We do not sell, rent, or share personal information with third parties, except as necessary to deliver contracted services or comply with legal requirements.
